Through proactive liaison with cleaning contractors we have consistently increased the quantity of waste recycled or diverted from landfill since 2008. The Company works closely with tenants to identify areas where additional recycling services can be offered. We have instigated waste collection facilities for lamps, batteries and toner cartridges in addition to cardboard and paper recycling services. This approach assists our tenants, by ensuring that waste is disposed of in accordance with legislative and best practice guidance and reduces the number of vehicle journeys to the property by centralising collections. Our Facilities Manager meets with cleaning contractors on a monthly basis to review performance. Quantities of waste recycled are included within this process.
During the year ended 31 March 2011, we have engaged with our cleaning contractors to consider how we could increase the level of waste diverted from landfill.
As a result of this engagement process, all cleaning contactors have committed to diverting 90% of waste from landfill and this has been incorporated in contract key performance indicators for the year to 31 March 2012.

The total waste collected during the year ended 31 March 2011 rose due to the acquisition of 35 Portman Square and the letting of our Woolyard property. During the year there was a significant increase in the percentage of waste diverted from landfill due to the increased use of incineration. The increase in waste divert from landfill was largely due to engagement with our cleaning contractors to reduce their reliance on landfill with a large percentage of the total going to incineration with energy recovery. This trend is likely to be continued for the year ending 31 March 2012.
We are working with Waste Resources Action Programme 'WRAP' to identify opportunities for minimising waste associated with our development activities. During the year to 31 March 2011, the Company signed up to the WRAP Halving Waste to Landfill campaign. Clear waste management requirements have been incorporated into project briefs and we aim to divert 90% of demolition waste and 80% of construction waste from landfill.
Our Sustainability Framework assists our contractors in preparing Site Waste Management Plans and ensures that our aspirations regarding waste management are incorporated into day to day site management.
