We seek sustainable long-term, two-way relationships with our supply chain, which build mutual trust through continuous dialogue to deliver exceptional results. We don’t have a monopoly on good ideas, so collaboration with our suppliers is essential to ensure that new ways of working and best practice are cascaded across our supply chain.

We work with a broad and diverse range of suppliers, from small independent companies to large multinationals. Whilst we require all our suppliers to comply with standards and codes that may be specific to their industry, our Supplier Code of Conduct sets out the standards that we require of our suppliers. 

Our Code of Conduct ensures that suppliers are operating ethically and responsibly, inside a wider context of ensuring high standards of health and safety, looking after people, protecting our environment, and engendering a positive relationship in the communities in which we operate.

Key to the successful and profitable delivery of our developments is our deep relationships and inclusive way of working with our suppliers. Integral to our tender processes for both development and asset management activities, therefore, is not only the consideration of costs but, equally importantly, the team we work with.  

Working together on our developments and refurbishments

On our developments, to maintain our track record of successful project delivery, we seek, where possible, to retain key team members on successive developments.

For all of our development and refurbishment projects, regular communication is paramount. This starts with the design process, where we encourage our design team to consider the art of the possible and work with our contractors to explore new ways of working, to achieve the best efficiencies and final product.

Involvement of our agents throughout the process also helps us to ensure that, with their input, our buildings are designed and, where appropriate, evolved over the project to meet changing occupier needs. 

Throughout the construction phase we maintain a close relationship with our supply chain to make sure we deliver to the highest quality on time and on budget. Separately, we also engage with a range of contractors to discuss the impact of health and safety legislation and sustainability on their businesses.

As part of our collaborative way of working, to support our development contractors in the management of their irregular cash flows, we offer to pay our contractors bi-monthly.

Working together on our investment portfolio

We work with our suppliers in a partnership to provide value for money services for our occupiers. To achieve this, we set clear Service Level Agreements and KPIs as part of the contract tendering process and ensure economies of scale are achieved where appropriate.

As we manage all aspects of our property portfolio in-house, we work closely with our suppliers across all of the services provided to ensure that they understand our occupiers’ needs. We also seek to enter into three year contracts to help foster an environment where our suppliers can invest in the building through their staff and help build relationships with both our on-site teams and our occupiers. 

By holding quarterly meetings to review performance, feedback is provided from our Building Managers and together we are able to consider evolving best practice. Through this collaborative approach we provide an ever improving service to our occupiers.

We look for suppliers who can be relied upon to provide the highest quality service possible supplied at a value for money level for our occupiers. By spending time working with our suppliers, we are able to improve the service by encouraging ideas from everyone in the service line.
