GPE pre-lets over 13,000 sq ft of Fully Managed space at Elsley House, W1 ahead of launch
Great Portland Estates plc (GPE) has pre-let over 13,000 sq ft of Fully Managed offices at Elsley House, W1, including both the first and second floors. The space has been let at an average rent of £260 per sq ft, with the deals completed in March and April, 4.4% ahead of the new March 2026 ERV. GPE launched the units in May and has good interest in the last remaining unit.
The lettings follow GPE’s relocation of Heineken from Elsley House to wells&more last year, creating the opportunity to deliver four Fully Managed units across c.17,000 sq ft and upgrade the building’s wider amenity offer. Demand for the newly refurbished space has been strong. A currency and cash management business has taken 3,440 sq ft on the first floor south, while a global advertising agency has committed to 9,650 sq ft on the second floor.
Elsley combines two Art Deco buildings, Elsley House and Elsley Court, centred around a redesigned courtyard. Located between Fitzrovia and the West End, Elsley sits within GPE’s established West End cluster, close to Nineteen Wells Street and Kent House W1.
