Who owns the office space?

Unlike most other workspaces which are sub-let, GPE owns and manages all of our office buildings. This means that as our customer, you can enjoy a deeper sense of security when you rent from us.

GPE offers prime offices and retail rental space in the heart of London. We own over 30 stunning properties in various central locations including the West End, Soho, Fitzrovia, Marylebone, St. James's, London Bridge, Whitechapel, Clerkenwell and The City.

Are your properties easily accessible by public transport?

Yes, all our buildings are conveniently located within a ten-minute walk of major transport links including the Elizabeth Line, ensuring easy access for you and your team. 

The benefits of a Fully Managed office

What does Fully Managed mean?

A fully managed space means we take care of everything from creating and fitting out your beautiful workspace to providing the ultimate office experience with a dedicated Customer Experience team who will take care of your every need. The onsite customer experience team will ensure your teas and coffees are stocked up in your office, as well as taking care of the building’s maintenance, cleaning, security, utilities, and more. In some of our spaces our team will also curate on-site social events for your team to enjoy. 

What is the difference between a Fully Managed and serviced office space?

A fully managed office provides you with a dedicated private floor, own kitchen, meeting rooms, and breakout areas, where we'll take care of all your workspace tasks. Some of our fully managed spaces also offer shared amenity spaces which you'll have access to. A serviced office space provides you with a co-working workspace and shared amenities with other companies.

What is the difference between a Fully Managed and Ready to Fit office space?

A fully managed office comes fully furnished, provides a lot more flexibility to suit your business, and allows shorter lease terms. A Ready to Fit office space provides you with a space that you will furnish and fit out, as well as manage, with longer lease terms and less flexibility.

Can I customise my office space?

Yes, we want your space to reflect your brand. Our design team will work with you to create a space that suits your business needs and aesthetic preference, including any branding and colour schemes that you may want to integrate.

Are your spaces furnished?

Yes, all our fully managed spaces come fully furnished with high-quality, pre-loved, modern furniture. If you have specific requests, we are more than happy to accommodate them where possible.

What is ‘plug in and go’?

We recognise the importance of technology in today’ hybrid world. From day one, you will be supported by a dedicated IT support engineer. All meeting rooms are equipped with best-in-class all-in-one video bars and 4K TV displays for seamless Bring Your Own Device (BYOD) video conferencing. Rooms have been acoustically treated for your privacy. All our fully managed spaces come with 100mbps shared internet as standard, and if you need it, we can deliver a dedicated connection with speeds of up to 1gbps, just ask our team.

Are your spaces sustainable?

Sustainability and neurodiversity are at the heart of our designs. Spaces are low carbon by design and include pre-loved furniture with a story to tell. Buildings are supplied with electricity that is 100% backed by renewable energy certificates (REGOs).

We are decarbonising our business to become net zero by 2030, whilst integrating climate resilience across our spaces and business processes. We will actively support you with your sustainability goals.

How do the spaces deliver social value?

We have actively chosen to stock our kitchens with social enterprises including SEND Coffee, Nemi Tea and Luminary Bakery. We also partner with local charities to support social mobility, local employment and apprenticeships.

Are the buildings appropriate for B-Corp applications?

Yes, a selection of our buildings match the requirements for B-Corp applications. Our expert team will be happy to work with you on your application, providing any building or energy related documentation.

What kind of events do you host?

In some of our buildings our customer experience team will host a range of wellbeing experiences and annual seasonal events on site to bring our customers together. We also organise focus groups for you to feedback and shape your experience with us.

Rates and rental conditions

What’s included within the monthly rent of a fully managed space

Each month, you’ll receive one neat bill which includes all your building maintenance and rent, including:

What are the lease terms?

We offer flexible lease terms from 24 months. We understand every business is unique and we are happy to discuss a term that suits your needs.

What if I need additional services not included in the fully managed package?

We're flexible and can tailor our services to meet your requirements. Our leasing team are on hand prior to you moving in and once you are all settled your dedicated Customer Experience Manager will be able to discuss any specific needs you may have.

Security

What security measures do you have in place?

Safety is our priority. All our buildings are equipped with CCTV, secure entry systems, and have in place 24/7 security monitoring.
