City Place House is a ten storey building comprising 176,600 sq ft of offices in the centre of the City of London, close to the Guildhall. The building is a short walk from St Paul’s, Bank and Moorgate underground stations.
A close neighbour of another of our properties (City Tower), City Place House is a prominent office building with a double height entrance, central atrium and 20,000 sq ft floor plates. The size of these floor plates and location of this property appeals to a range of occupiers, including international law firms, financial service providers and fund management companies.
We have a partnership with Knotel, the flexible workspace provider, across 82,000 sq ft which will be operated until the building’s redevelopment.
Working with Allies & Morrison architects, we have been working up proposals for a comprehensive redevelopment of the building to provide c.315,000 sq ft of office space – an increase of c.140,000 sq ft. A planning application will be submitted in early 2021 and the project could be started from January 2022 with completion in late 2025. High quality flexible space is at the heart of the design but importantly it also reflects GPE’s sustainability objectives and will be a net zero carbon building 5 years ahead of our current target of 2030. We have also worked closely with the freeholder, the City Corporation, to include a number of public realm and amenity improvements that will have a positive impact on the local area and improve accessibility to the western entrance to the Elizabeth Line’s Liverpool Street station.
